Our Methodology

At Hi Life Estate, we maintain a structured, transparent, and professional approach to property transactions and the onboarding of new Landlords and Residents. This ensures that only individuals who align with our values of unity, transparency, accountability, excellence, and serene communal living join our community.

Hi Life Residents Association oversees and facilitates all property listings within the Estate to protect the integrity and serenity of the community.

Step-by-Step Process:

1. Application Submission
   • Property owners (Landlords) submit a formal request to list their property for sale or rent via the Secretary General (secretary@hlra.ng). This is at no cost to the Landlords.
2. Property Verification
   • The Works Committee and Facility Manager conduct a physical inspection to confirm the property meets Estate standards (structure, aesthetics, and maintenance).
3. Documentation Review
   • Submission of valid title documents (C of O / Governor’s Consent, Deed of Assignment, Survey Plan, etc.).
   • Confirmation that all outstanding levies, development security levies, and charges are fully paid.
4. Approval & Listing
   • Upon approval by the Executive Council, the property is listed on the official Estate channels (www.HLRA.ng, official WhatsApp groups, and selected platforms).
   • All listings must include a clear statement that the buyer/tenant will be subject to the Estate Constitution and rules.
5. Transaction Oversight
   • The Association does not act as an agent but provides oversight to ensure compliance with Estate rules.
   • Prospective buyers/tenants must be properly screened before any transaction is concluded.

Every new Landlord and Resident must undergo a formal induction process to ensure full awareness and commitment to the Estate’s Constitution and values.

Step-by-Step Induction Procedure:

1. Pre-Induction Screening
   • Submission of valid identification and reference checks. This would go through a Know Your Customer (KYC) process which will be done by the Estate Security Committee. Until this process is completed, the next phase would not be allowed.
   • For Tenants: Signed tenancy agreement with the Landlord.
   • For new Landlords: Proof of ownership and payment of all outstanding levies.
2. Constitution Distribution (Mandatory)
   • The Secretary General issues a physical or electronic copy of the Estate Constitution:
     • Landlords: Within 7 days of title transfer.
     • Tenants: Within 3 days of tenancy registration.
3. Induction Session
   • New residents/landlords attend a mandatory orientation session (physical or virtual) covering:
     • Estate rules and regulations
     • Security protocols
     • Environmental and sanitation standards
     • Payment obligations
     • Quiet hours and community etiquette
4. Signing of Undertaking
   • New residents sign a formal undertaking to abide by the Constitution and all Estate policies.
5. Welcome & Integration
   • Issuance of Resident Access Tag / Gate Pass (where applicable).
   • Introduction to relevant Committees and key contacts.
   • Inclusion in official communication platforms.

This rigorous yet fair methodology ensures that every new resident and property transaction upholds the high standards and serene environment that define Hi Life Estate. We believe that proper onboarding and oversight protect the investment and quality of life of every resident.

All property listings and inductions are handled with the highest level of professionalism, transparency, and confidentiality.

Hi Life Residents' Association does not accept any Agency Fees from incoming residents. This means that properties listed on our website are void of Agency fees. We only list the actuall cost of the property, as uploaded by the property owner.
